At 1099 New York Avenue, Vantage completed a 4,100-square-foot tenant fit-out to deliver a polished, move-in-ready spec suite designed with flexibility and tenant appeal in mind. The layout pairs private offices with all-glass fronts and doors, a large glass-enclosed conference room, and open shared spaces that allow natural light and visual connectivity to carry throughout the suite.

The open pantry serves as a focal point, featuring a sculptural island, dark cabinetry, integrated appliances, illuminated shelving, and banquette seating. A custom built-in reception desk, contemporary lighting, and a refined mix of tile, wood tones, and glass give the space a clean, elevated character.

Energy-conscious features include lighting and power controls programmed on a timeclock to reduce unnecessary energy use, with the project completed in accordance with DC Green Code requirements. The finished suite creates an inviting and versatile environment for a future tenant.
